Our heater is in an entirely separate building, though that's an excellent suggestion . . . assuming I'm not running the dishwasher at the same time I want a tepid shower . . .

Most tankless models allow you to adjust temperature, and may have a
jumper or dip-switch setting on a circuit board that allows you to make
crude adjustments about flow rates. This IS NOT THE TYPICAL LIMIT OF
ADJUSTABILITY.
The NEXT step I would take is to try to order the SERVICE MANUAL (not
the owner's manual) for your Tankless Water Heater. Most of those
heaters can be reprogrammed for different temperatures and differenet
flow rates. It is NOT usually an end-user procedure, so you won't
typically see any documentation about it.
Before going down the path of trying to trick the heater into thinking
it is heating more water than it really is, I suggest trying to
reprogram it first. It would simplify everything dramatically.
TANKLESS WATER HEATER TIP:
Buy a $50 UPS. I'm not talking about a wimpy outlet strip surge
protector. I suggest something with a battery backup AND surge
protection.
Surge protection is VERY VERY IMPORTANT. You don't want lightning or
other powerline surges to knock out the computer inside your water
heater.
The battery backup... well... it's nice to be able to have hot water
when the power goes out. You'll want to switch that UPS off when the
power goes out for more than a minute or two to save the battery. Just
switch it back on when you want to use hot water. My grey-haired
Mother calls me every time her power goes out and thanks me for
installing a UPS on the heater I installed in her house. LOL. She has
really unreliable power. She says that it is so nice to switch it on
and then run the dishwasher/laundry/shower all at once. She's done
this a few times. Twice after storms took out her lines. Once after a
drunk driver wiped out a pole and a transformer.
My Mommie luvs me! (awwwwwwwwwwwww, ain't dat sweet?)
