What an interesting concept.
You've really gotten my attention. I can't wait to see pictures of
your progress as things develop. Nothing like a well kept
greenhouse. Good thing I'm not building one. It would be a
disaster. I'm a notorius plant killer! You might have seen my
mugshot at your local nurshery's most wanted list for planticide.
You asked for comments.
You mentioned that the reason you're creating one large multipurpose
structure is to save expenses and mentioned electric and plumbing.
Why aren't you taking full advantage of the available savings in your
layout?
If your kitchen sink/dishwasher and the bathroom were closer together
you could save a lot of time and money running the plumbing. I
suggest a small utility closet with both the kitchen and bath
adjacent to it. You'll probably find such a closet invaluable for
storage as well as utility maintenance. That will keep all those
plumbing runs short. It gives you a place for electrical load
centers, hot water heaters, yada yada. It also make it easy to keep
those things out of sight.
Is there a reason that you have your ventilation fans clear at the
far opposite side from the rest of the utilities? Why not
incorporate those fans closer to the kitchen/bath utility area? The
resulting electrical runs will be drastically shorter. I realize
that the living space might first appear to obstruct the fan
placement. Will there be more than one roof line? Will the roof
over the living space be lower than the greenhouse space? If so, a
higher gable end wall would allow for fans to be placed above and
venting the air out over the living space roof. Just a thought.
Copper isn't cheap these days. Saving wiring and pipe runs adds up.
I like to design floor plans from the inside out. The first thing I
put in is the utility closet to hold the mechanical systems. Then I
put in the major plumbing and electrical around it, like kitchens and
baths. After that it's easy to wrap a house around it.
It's probably a backwards way of looking at things, but think about
who's typing here. What do you expect?
