1. What motivated you in the beginning. How did you get started?
I've lived in Azusa California for most of my life. Now that I'm older (51) I want more space between me & my neighbors, land cost too much here.

2. What type of land and what area were you looking for when you started? Did your desires change as the process went forward? What were your critera?
We were thinking about Arkansas between 10 & 20 acres . While visiting with my brother in law (in San Antonio Texas) we looked up a real estate agent
a friend told us about & we spend two days looking around at land, we saw land the we liked (many big trees) & got it.

3. (Optional) If you do not mind sharing numbers, How much money had you saved up for a down payment when you started looking?
We took an equity Loan against our house California. Just wrote a check. 

4. Did you go through a Real Estate Agent? Auction? Personal Transaction? Other? Why did you make the choice you did?
We went through a real estate agent. Was not sure of any other way of doing it.

5. Did you hire an attorney?
No

6. Did you get a survey?
A survey of the property boundaries 6 months earlier, we went with that. 

7. Extremely important. WHAT MISTAKES DID YOU MAKE? Please highlight your mistakes. What would you do differently if you did it all over again?
May have paid more then I should have, being from California the price looked good to me.

8. Other than the purchase price of the land, how much money did you spend on fees and professional services.
Don't recall, not much. Think maybe a title search.

9. How did closing go?
OK, I find purchasing real estate is a pain in the but, went as well as can be expected.

11. Please share as much detail about other factors or other parts of the process as you feel comfortable sharing.

Paid $80,000. If the land has mineral rights make sure they are included if that is important to you.

In Texas there are what they call unrestricted areas, We made sure our land was in a unrestricted area (loose/no building codes).
Also if the land has an 1d1 agricultural use, you need to  reapply after you purchase the property. You get a better tax rate if you qualify.

We got the land just before the economy went in to this major tailspin. Not too concerned about the current value of the property, I like it
and hope to live there in the next 4 years.

We hope to be more self sufficient, plant some fruit trees & grow a garden. Fix the existing well & hopefully be off the grid.
